What is right zoning?
Right zoning is assigning the zoning category appropriate to an area either
because it matches the existing predominant land use, or because it matches
the authorized planned land use, or both.
Oftentimes, the existing zoning, for whatever reason, has over time gotten out
of synch with either the existing land use or the planned land use or both. This
causes problems........
The residential neighborhoods of North West Denver are predominantly single
family residential areas (>80%) and their planned land use in Blue Print
Denver is single family residential.
By both measures, the right zoning for North West Denver is R1!
