| March: Community Forum on Residential Development in Denver’s Established Neighborhoods Wednesday, March 7, 2007 6:00 to 8:00 PM Room 4.F.6 and 4.G.2 of the Webb Municipal Office Building 201 West Colfax Avenue · What is Blueprint Denver’s vision for established residential areas designated as Areas of Stability? · How effective have past zoning fixes such as the “pop-top” ordinance and “Quick Wins I and II” been in addressing residential development issues, and what still needs to be done? · What regulatory tools are available now and how can they help us achieve our future vision? · How is the citywide Zoning Code Update addressing residential development issues ,and what’s next? Join us for a community conversation to answer these questions and more related to residential development and rezoning. A panel of representatives from the Inter-Neighborhood Cooperation, Denver Community Planning and Development Department, Denver Board of Realtors, and Homebuilders Association of Metropolitan Denver will discuss policies, procedures and effectiveness of various regulatory approaches. A range of topics will be covered including R-3 to R-2 and R- 2 to R-1 rezonings, legislative zoning map amendments, “pattern books,” overlay districts (including zoning and landmark preservation) and demolition permit process improvements. After the panel discussion, the forum will conclude with a question and answer session. Stay tuned.... * Our applications for Right Zoning remain in the corridors of the Community Planning and Development agency. This month they will either die there or be sent forward for consideration by the Planning Board. Your input to City Council, the Mayor, and Peter Park will determine which event happens! |
| May: The seventh season of Congress Park Neighbors Historic Speakers series begins in May. May 30, 2007. An Advocacy for Alternatives to Teardowns. Are you concerned about the growing trend of teardowns of the old houses in your neighborhood? Jim Lindberg, Rocky Mt Regional Office of the National Trust for Historic Preservation, will present economic, social and historic reasons for preserving the historic fabric of Denver’s older neighborhoods. This is a must hear for anyone concerned about the character of their neighborhood. The lectures are held at Heitler Hall, National Jewish Hospital, at 7 PM. Lectures are free and open to the public. Parking is available in the lot on Jackson Street. The forum will cover scrapeoffs of existing homes, pop-tops, lot splitting and other recent trends. Tyler Gibbs with the Denver Planning Department will discuss zoning regulations and other factors that affect residential redevelopment, and the city's consideration of typologies and other ways of defining older neighborhoods. Beth Hennessey, an architect and contractor who has overseen numerous residential remodeling projects in Park Hill, will talk about the aesthetic and financial choices faced by residents who wish to expand their homes, and the pros and cons of scrapeoffs and lot splitting. This is the third housing forum in Park Hill co-sponsored by the Greater Park Hill Community and Smart Growth. Smart Growth is an organization of citizens concerned about the pace and scale of residential redevelopment. Some residents of Park Hill believe that stricter regulations should be applied to expanded or new homes in the area, preserving open space and sunlight. Others are comfortable with redevelopment, believe that property rights should not be threatened and feel that new homes add value to the community. | August: Zoning Code Update meeting: Date: Wednesday, August 29th Place: Lake Middle School (on Meade between 18th and 19th) Time: 6:30pm - 8:00pm Please invite your neighbors and friends, especially those who live in NW Denver. The meeting is sponsored by Community Planning and Development staff ( the city planning department). They are seeking public support to re-write the zoning code as part of the effort to implement Blueprint Denver as they see it. This presentation will cover issues such as what style of buildings will be allowed where, how high they can be, how close together, if a neighborhood will be single family homes, multiplexes, or apartments, how long this process will take, etc. As you can see, the revised code has the potential to either preserve the character of our area or completely change it. This is your best, and maybe only, chance to get questions answered and let the city staff know what you want for your neighborhood. They have already heard from developers (wink/wink, nudge/nudge....) See you there! |
| December 2007: December 8th, Saturday, 9AM at Lake Middle School: A community meeting hosted by CPD and Councilman Garcia to provide a forum for discussion regarding the status and impacts of the proposed right-zoning of sections of West Highlands and Sloan's Lake from R2 to R1 December 19th, Wednesday, 3PM at the Webb Building: The Denver Planning Board will review and host a public hearing regarding the proposal to right-zone sections of West Highlands and Sloan's Lake from R2 to R1 Following these public meetings, the applications to rezone will move to the Blueprint Denver Committee of City Council. That committee may 1) refer the applications to the full Council for reading and a final public hearing; 2) amend the applications and then refer them forward; or 3) hold them for an indeterminate time in committee for further review and consideration.
