Blueprint Denver Planned Land Use
Blueprint Denver was passed by City Council in 2002.

Its passage was to be followed by detailed revisions to the zoning code implementing its promises.
The untimely death of the then director of planning, followed by the election of a new mayor and 10
of 13 new council representatives, all new to the job, allowed the real estate and developer industry
lobbyists to keep the zoning code update on the back burner, except of course, for those updates
which allow greater density than before.....

Here is the map showing the planned land use for our neighborhoods in Council District 1 (again
outlined in black).

Most of the residential areas and their associated neighborhood business districts are
designated
Areas of Stability. The pale yellow areas are planned for "single family residential"; the slightly
darker yellow areas are planned for "single family duplex".

(The significant Areas of Change in District 1 are along West Colfax Avenue, West 38th Avenue, and
along some lengths of Federal Boulevard.)
Remember: The greenest house is the one already built!
