Actual Land Use Map
This fuzzy map from Denver Planning color codes the existing land use in the proposed areas of
right-zoning, outlined in red. The pale yellow parcels are single family residential homes; the
darker yellow are multi-unit structures, mostly duplexes and triplexes. You can see that in the
proposed areas, the overwhelmingly preponderant land use is for single family residential homes
-- despite the current zoning of R2. The adjacent R1 areas also have a smattering of multi-unit
structures. This mixing of use is common in city neighborhoods, quite unlike suburban
developments. That mixing does not mean that the areas are "eclectic", however, with no
"character".  There is still a world of difference between, say, Capitol Hill and West Highland.

Being able to recognize those differences and maintain them is essential to neighborhood
preservation and of maintaining the character and value of your neighborhood and home.
Remember: The greenest house is the one already built!
